Research from Saga shows that more than 3.7 million homeowners in this age group are planning significant alterations to their properties in 2012, with bathrooms a major focal point.

Indeed, three in ten over-50s intend to spruce up their bathrooms this year, possibly fitting brand new showers and bathtubs, or maybe doing something as simple as changing their lighting.

Basic changes can make a big difference in a bathroom. All you need to do is get rid of those old brass basin taps and replace it with an ultra-modern chrome bathroom mixer tap.

One improvement that could really bring your bathroom into the 21st century is a towel rail radiator. Opt for a flat panel deign or a cool tube ladder shape.

The desire to have a fashionable residence is a major motivator for 44 per cent of over-50s planning property improvements this year, while one in ten are on a quest to create their dream home.

But aesthetics and changing trends doesn't always come into it, as 39 per cent of those questioned said they were carrying out refurbishments because it represented better value than moving.

The publication of the Saga survey comes as research from Santander shows that one in six UK homeowners will be using the Easter weekend to get some DIY jobs done around the home.

Popular tasks will include gardening, painting and decorating and doing up the bathroom, which 17 per cent of DIYers will be getting stuck into over the coming days.

Be it a brand new white suite complete with double shower and his and hers sinks, or a simply colour injection using new towels, toothbrush holders and soap trays, a few Easter improvements are sure to lift your mood this spring.
